Read Park Rules (12 rules)
  1. Monthly rent is due in advance. Guests are responsible for electricity and any other charges stated in their rental agreement.
  2. Quiet hours are 10:00 PM to 7:00 AM. Please keep music, televisions, generators, and outdoor conversations at a respectful volume.
  3. The speed limit throughout the park is 5 MPH. Watch for children, pets, and other guests at all times.
  4. RV sites must be kept clean and orderly. No outdoor storage, excessive clutter, clotheslines, major repairs, or inoperable vehicles are permitted.
  5. Sewer connections must be secure, watertight, and supported off the ground. Water hoses and electrical cords must be in safe working condition.
  6. Pets must be supervised, kept on a leash outside the RV, and cleaned up after immediately. Aggressive or repeatedly disruptive animals are not permitted.
  7. Gas grills are allowed only when conditions and local restrictions permit. Grills must be attended and fully turned off after use.
  8. Children must be supervised by a responsible adult. Guests are responsible for the conduct and safety of everyone in their party.
  9. Only registered guests and approved vehicles may occupy a site. Please obtain management approval before adding occupants, vehicles, trailers, or long-term visitors.
  10. No illegal activity, excessive intoxication, fireworks, weapons discharge, or conduct that threatens the safety or peaceful enjoyment of others.
  11. Trash must be bagged and placed in designated containers. Do not leave furniture, appliances, hazardous materials, or oversized items at the park.
  12. Management may require immediate correction of unsafe, unsanitary, disruptive, or rule-violating conditions. Serious or repeated violations may result in removal from the park.

Read RV Site Occupancy Agreement

1. Parties and site

Kirk Marnell, Inc., DBA Hall of Fame RV Park (Park) grants Guest a personal right to occupy the assigned RV site solely under this Agreement. Only Guest and approved occupants may use the site. Park may reassign a comparable site when reasonably necessary for safety, maintenance, operations, or RV size.

2. Nature of occupancy

The parties intend an RV-site or campground occupancy arrangement, not a sale of real property. Labels do not override Texas law. If applicable law treats the stay as a residential tenancy, all nonwaivable protections and required judicial eviction procedures apply.

3. Term and renewal

The selected stay ends on the departure date unless extended in writing. Month-to-month occupancy renews monthly until terminated by at least 30 days' written notice or any longer notice required by law.

4. Rent and charges

Monthly rent is due in advance on the first day of each calendar month. A partial first month may be prorated on a 30-day basis. Taxes, metered utilities, damage charges, returned-payment fees, and other disclosed fees may be added only as permitted by law.

5. Late and returned-payment fees

No monthly late fee is charged until rent remains unpaid for two full days after the due date. Beginning on the fourth day, Park may charge 5% of unpaid base rent plus $10 per additional day, capped at 10% of unpaid base rent for that month. A returned payment may be charged $35, subject to law.

6. Security deposit

The monthly security deposit may be applied to unpaid rent, lawful fees, damage beyond ordinary wear, excessive cleaning, or other lawful charges. Any balance and itemization will be handled as Texas law requires. It is not the last month's rent.

7. Cancellation

Unless the booking confirmation says otherwise: cancellation at least 14 days before arrival receives a refund less $25; cancellation 7–13 days before arrival receives 50%; cancellation fewer than 7 days before arrival, early departure, or no-show is nonrefundable. If Park cancels without Guest default and cannot provide a comparable site, Park will refund payments.

8. Utilities

Water, sewer, and ordinary trash are included unless stated otherwise. Electricity may be included, separately metered, or otherwise disclosed. Guest must use approved water, sewer, and backflow connections; prevent leaks; protect connections from freezing; and not alter park equipment.

9. Use and RV condition

The site is for the approved RV and occupants only. No subletting, unlawful activity, nuisance, public business, hazardous activity, or unapproved structure is allowed. The RV must remain roadworthy, weather-tight, lawfully possessed, and capable of prompt removal.

10. Occupants, visitors, and animals

Guest is responsible for occupants, visitors, children, animals, vehicles, and contractors. Pets must be disclosed, supervised, leashed, vaccinated as required, and cleaned up after. Assistance animals are handled under applicable law.

11. Vehicles and conduct

Only approved operable vehicles may park in designated areas. The speed limit is 10 mph unless posted otherwise. Quiet hours are 10:00 p.m.–7:00 a.m. No threats, harassment, fireworks, illegal drugs, unsafe weapons use, or health and safety hazards are allowed.

12. Maintenance and insurance

Guest must keep the RV and site sanitary and report unsafe conditions. Guest is responsible for damage caused by Guest's party and must maintain RV physical-damage and liability insurance. Park does not insure Guest's property.

13. Outdoor and weather risks

Guest accepts ordinary outdoor and RV-related risks, including weather, traffic, uneven ground, wildlife, utility connections, and recreational activity, without waiving claims that cannot lawfully be waived. An RV is not a storm shelter; Guest is responsible for monitoring weather and deciding whether to evacuate.

14. Access

Park may enter the site area at reasonable times for inspection, maintenance, utilities, safety, rule enforcement, or emergencies. Entry into the RV requires consent, emergency necessity, lawful process, or other legal authority.

15. Default and lawful removal

Nonpayment, misrepresentation, unauthorized occupancy, serious or repeated rule violations, unlawful activity, threats, or substantial damage are defaults. Park will use notices, judicial eviction, towing, and property procedures required by Texas law and will not use unlawful lockout, utility shutoff, seizure, or physical removal.

16. Liability and indemnity

To the extent permitted by law, Guest is responsible for third-party claims arising from Guest's RV, animals, vehicles, conduct, or breach, except to the extent caused by Park's negligence, gross negligence, willful misconduct, or other legal responsibility.

17. Notices and electronic signatures

Routine notices may be delivered personally, by mail, email, or text when allowed by law; statutory notices must use the legally required method. Guest consents to electronic records, communications, and signatures and may withdraw that consent prospectively in writing.

18. Texas law and complete agreement

Texas law governs, and venue lies in Randall County to the extent permitted by law. This Agreement, the booking summary, signed addenda, and written park rules are the complete agreement. Unenforceable provisions are limited or severed, and the remainder stays effective.

Agreement version 2026-09-08. If management confirms a site, a separate electronic signature copy with your assigned site and stay details will also be sent for signature.
